Our hookah lounge concept works very well in strip centers, enclosed malls, and in main street locations in smaller college communities. In site location, we contact all available shopping centers within the geographic area of interest for our clients. Every potential site is analyzed to ascertain if it meets the objectives of the client and our standards for success. This process includes analyzing traffic count, a complete review of demographics, and a thorough evaluation of area competition. We employ software programs from the largest companies in their field to verify that the information is complete, up to date, and unbiased. If questions remain regarding what is the best location, we are always happy to have a representative review the store sites personally.

Once the proper hookah lounge location is identified the Leasing Manager assigned to your team will negotiate the lease agreement to obtain the lowest rental rate, free rent period, tenant improvement allowances, and other concessions. As our Leasing Managers are specifically experienced in negotiating discount store leases, they are able to identify and avoid many pitfalls in the lease. Because they are trained to do so, they work diligently to gain every lease advantage and protection for our storeowners. If our client agrees with the terms and conditions of the negotiation the lease is drafted and reviewed.
Fixtures and Equipment

We create a strong visual aesthetic look designed specifically to appeal to the senses. Adding to the ambience of the store, flat screen television monitors will be placed high in various parts of the store, playing music videos aimed at this targeted demographic group.

The hookah lounge store and the store fixtures have been specifically designed to present a unique and intriguing environment. The cash counter and checkout area provide impulse displays creating additional high-profit sales.

How are Hookah Franchises legal?

When AB13 -- the smoke-free workplace initiative -- became law a decade ago, California and many other states laid claim to one of the strongest anti-smoking movements in the nation. Smoking tobacco in any form is prohibited in indoor workplaces. Many cities, including Berkeley, have even stricter anti-smoking ordinances that extend to outdoor eating areas. So why then are hookah bars allowed to operate?

• If a city allows smoking on a restaurant patio, smokers must be 25 feet from a public entrance or kitchen, which Oakland's El Omda's owners say they comply with. A similar lounge wouldn't be able to operate in Berkeley, says Marcia Brown-Machen, executive director of Berkeley's Tobacco Prevention program, which has done extensive research into the legality of hookah bars.

• Richmond's Hookah Hut, which allows indoor smoking, falls under a narrow exemption in the smoke-free workplace law, which allows for smoking lounges in wholesale and retail tobacco shops. The Hookah Hut is part of Stogies Smoke Shop. However, to fall under the exemption, the lounge must not offer food and drink or live entertainment

• Two other exemptions to the smoke-free workplace law: If an establishment is an owner-operated business or if it is a business with five or fewer employees who do not object to smoking.

Time Required To Open The Hookah Lounge

We keep fixtures, hookahs, lighting, rugs, Hookah's, decorations, etc... for 5 stores warehoused. From the date the final payment is received, your hookah lounge is opened easily within 30 days, barring acts of God or governmental hurdles and of course assuming all store site construction is executed on schedule.

Build Out

We send to your store location a site Build-Out Supervisor who will coordinate the store build out to assure the store opens timely and according to both ours and your specifications.  All labor costs are included in our three tiered price package.

The Build Out Supervisor trains the new owner(s) regarding all matters of the physical store such as operations, accounting, marketing, entertainment, music, legal issues, and much more.

We stay at the store through the grand opening to assure our new franchisees are comfortable in their new role as business owner(s).
